杭州近郊、Thousand Island地区の長期滞在型リゾート型コミュニティー。透明度の高い水や新鮮な農作物を利用し、食をテーマにした環境配慮型のマスタープラン。
The Thousand Island Agri Tourism Master Plan is an experimental planning effort. The site is nestled in the scenic landscape near a major tourist town, Chun’An. While preserving the local industries and natural landscape, the design team tried to maximize the development envelope to seek not only social and environmental sustainability but also financial sustainability.
Three site assets were identified at the initial workshop of this project; “Clean Water,” “Agricultural Activities and Local Cuisine,” and “Topographic and Natural Beauty.” We prepared design strategies as follows.
Strategies 1 - Preserving Clean Water
We studied the drainage system and identified a 66 hector of potentially developable land. Then we came up with the program distribution concept. The intensive land uses, such as active recreational uses, retail and dining facilities for day-trip tourists, are concentrated near the existing road. Instead, passive land uses, such as estate villas, wellness centers, auberge, etc., are placed carefully along the waterfront of the inner lake. By limiting vehicular access to the waterfront area, the number of visitors will be easily controlled. Fish farming and agricultural activities are reconfigured so that runoff water will not be directly discharged into the outer lake.
Strategies 2 - Agricultural Activities Preservation and Enhancement
New programs, including auberge, glamping, tea tasting, u-pick orchard, etc. are designed around existing agricultural land uses. Various residential products from multi-units housing to estate villa are built with the agricultural features, which will be maintained by local farmers. This eco-system allows to retain the better job opportunities for local farmers and incorporate productive landscape into the development.
Strategies 3 - Seven Landscape Typologies
To enhance the natural beauty of the site following landscape types are strategically employed; Restoration, Conservation, Buffer, Gateway, Programmed, and Agricultural and Riparian Landscape. Restoration landscape will be applied along the eastern foothill area, where the previous grading activities ruined the beauty of the natural topography. Tea terracing is proposed for these areas, which work double as amenities for the neighboring communities. Conservation landscape is concentrated in the area with steep terrains and wrapped by buffer landscape. Gateway landscape and program landscape is used in the center of the community as the landmarks. The agricultural landscape is featured throughout the project both for food production and tourism-oriented activities. The riparian landscape will be used along the lakefront area and will naturally filter contaminated run-off water before discharge into the lake.
